LEI staff has worked closely with the owner of the property, the developer, numerous environmental consultants, and Mapleton City staff and residents through the site remediation and land planning processes to ensure that the proposed development is "in harmony" with the site's unique characteristics.

Mapleton Village

The planning of Mapleton Village was based primarily on principles of traditional neighborhood design and sustainability, and was designed to create a closely knit, pedestrian friendly community with large open and community spaces for various activities.  The design is characterized by narrow streets, a variety of different residential unit types to suit different needs, alley loaded garages, and a "green" stormwater management system.

The project was designed to incorporate the following sustainable practices:

  • "Green" stormwater management
  • Water-wise landscaping
  • EnergyStar rated homes
  • Open space preservation 

LEI staff was involved in the final master planning and master landscape design, as well as the preparation of a pattern book which provides design standards for the design and construction of residential units and landscapes.

Kamas Gateway Village

Kamas Gateway Village is a mixed-use development with a pedestrian oriented, historically themed retail and commercial center that reflects the historical character of Kamas.  The residential component reflects traditional neighborhood design concepts and caters to a variety of lifestyles.  An existing barn was used as inspiration for the Western theme and for use as a combined community center and town museum.

The project consisted of a 76 acre site and incorporated 68,000 sf of retail space, 44,000 sf of office space, 44,000 sf of Historic Western Village style space, 78 attached single family townhomes, 114 detached single family lots and 33 acres of active preserved open space including parks, trails, and wetlands.

Silvercreek Unit "I"

Silver Creek Unit "I" is a high-density residential and mixed-use project on a parcel that includes areas of jurisdictional wetlands.  The project contains a mix of residential unit types to meet a variety of lifestyle choices and income levels, and also includes a retail / commercial center component.  Many of the land planning concept elements were controlled by a previously recorded plat and historic codes, covenants, and restrictions associated with the parcel.

The project consisted of 90 acres and incorporated 800 residential units within a variety of multi-unit building types, 22,000 sf of retail and commercial space, and open space including parks, trails and designated wetlands.

The Child Equestrian Facility is a private equestrian facility located in the southwest corner of the Heber Valley.  The client is a competitive dressage trainer and has a vision of building her dream equestrian facility and future home.  The client has a very specific program regarding the overall site plan and physcial components of the equestrian facility.  Early site analysis established prominent view angles, equestrian facility and home site locations, pasture locations, drainage opportunties, and sustainable opportunities such as passive solar power, potential geothermal heating and cooling, alternative hard surface materials, and water wise landscaping.

Harvest Ridge is a proposed recreational residential community, designed around an existing golf course and country club in Bonneville County, Idaho.  The master plan design integrates traditional neighborhood design principles, will provide a variety of residential unit types and lot sizes for its residents, and uses the existing ground topography to provide unobstructed views of the existing golf course for many of its proposed lots.

The Lemon Lane project is a proposed residential development in Grand County, Utah on land owned and administered by the State and Institutional Trust Land Administration.  The project will be the first of its kind near Moab that is based upon Traditional Neighborhood Design principles including short frontage lots, detached garages, rear-loaded townhome units, and an emphasis on pedestrian circulation and trail connectivity.  

A primary goal of the project is to provide high quality housing alternatives to Grand County's existing workforce and first and second-home buyers at an affordable price.  Additional goals include minimizing site disturbance, preserving existing drainage channels, exploring sustainable alternatives, and encouraging community interaction through common areas and pedestrian friendly streetscapes.
