Mountain View Medical

Mountain View Medical is a Professional Medical Office Building constructed adjacent to Mountain View Hospital in Payson, Utah. This 3-story wood frame building pushes the limits of wood shear walls and conventional wood framing in order to provide over 45,000 square feet of lease space above grade with another 15,000 square feet of usable space at the terrace level. Close coordination with the architect and contractor were required to create a shell that would leave the lessees the most freedom for the final tenent improvements.

The Subaru dealership and service bay were an addition to an existing service bay structure. The new sales area was steel and wood framed and attached to the existing service bay requiring a CMU fire separation wall between the two structures. The new service bay was to be reinforced CMU with a wood roof and storage mezzanine. The combination of CMU and wood creates some design challenges in meeting the anchorage requirements of the Building Code. LEI developed a solution that adhered to the Code requirements and also met the Architect's awsthetic requirements for the new addition.

The conference center is a mixture of structural steel and wood framing.  Many classic Sundance architectural elements were to be incorporated into the design of the building.  However, many of these required elements were not friendly to the structural integrity.  We worked closely with the architect and the contractor to provide engineered solutions that would meet the requirements of the Building Code and provide durable service to the Sundance Group.

In order to meet Sundance's desire for an environmentally  friendly structure, all thermal breaks were removed from the building envelope through the use of double stud walls.  At locations were the steel framing intersects the stud walls, spaces were left to allow for the installation of rigid insulation. 

One of the more challenging aspects was working with the contractor to determine the detailing necessary to support the 50 foot long x 20 foot tall movable partition wall.  The hardware for the wall had to be hidden between two timber trusses, but needed to be accessible in order to install the door.  Through close communication with the contractor and detailing oriented to the end product, the door hardware and truss installation proceeded without complication.

This project was originally designed to be built with structural steel framing which required extensive 3D modeling of the entire structure. Due to budgetary constraints, it was decided to change to a wood frame structure with the intent of maintaining the original look and feel of the steel design. LEI played a critical role in determining the structural requirements need in the wood frame design to verify that: 1) a wood structure would fit within the confines of the budget, and 2) that the wood frame design would maintain the architectural appeal of the original steel design

Topock Route 66 Marina Resort

The Topock Marina Resort consists of two concrete tilt wall and steel fram structures.  The night club is constructed with three story concrete tilt walls on concrete foundation walls.  There are portions of the hotel building that have four story exterior concrete tilt walls.  The roof is framed using steel roof deck over steel bar joists.  There also portions of the exterior walls that are framed using steel moment frames in order to accommodate the view windows looking out over the Colorado River.  LEI worked closely with the architects and designers to ensure that the structural design met the specific architectural and aesthetic requirements of this magnificent setting as well as the constraints of the building code.
