Crimson Point

Crimson Point is a Master Planned Community including over 700 single-family residential lots, multifamily, and commercial uses located on more than 200 acres. This unique community includes a new elementary school, a new city park, walking trails and a foot bridge across Indian Creek.

The physical characteristics of the site were challenging. A shallow basalt layer beneath a large portion of the site had to be considered in the utility, grading and stormwater system design to minimize impacts to construction costs.

The multi-phase development's design components included grading, transportation, water distribution, wastewater collection, stormwater collection, and pressurized irrigation distribution. The project team staff also assisted in the selection of a regional domestic well lot.

In addition, items of unique interest included the coordination of a regional wastewater lift station for the City of Kuna, regional drainage and stormwater plan for ACHD, coordination of a 20-acre park with pedestrian foot bridge, and 2-1/5 miles of wastewater force main design.

Elevation Ridge Subdivision

Elevation Ridge is a beautiful Southeast Boise development located off Highway 21 with stunning views of the foothills. There are 28 Paired Unit home sites with conceptual plans already designed to make things easier the buyer. This one of a kind neighborhood is designed for busy professionals or those looking for minimal maintenance and close proximity to city life.

This project posed many engineering and planning challenges including steep terrain, a large storm drainage floodway that flows through the site, natural rock formations and opposition from the neighboring home owners.

Due to the steep terrain on the project site, a special hillside development permit and hearing process was needed to secure entitlement for the development. We worked hand and hand with the Boise City Hillside Specialist and the Geotechnical Engineer to assure that this project would stable for home construction and that it would not detract from the natural environment and rock formations.

The storm water from a large undeveloped area south of the State Highway 21 drains under the highway and through the project site. Coordination with the Idaho State Transportation Department, the Ada County Highway District, Boise City, and the existing residential developments was essential in getting a consensus from all stakeholders on how this drainage should be directed in order to prevent flooding in a major storm event.

Whitehawk Mountainside Community

Whitehawk: The project design team provided the entitlement and civil engineering for the 850-acre mountainside residential development adjacent to the North Fork of the Payette River. The design team provided complete large lot residential development plans for the site.

The engineering portion included road and driveway grading, adjacent infrastructure improvements, erosion analysis, culvert sizing and placement, drainage analysis, and a complete hydrologic report for the site. Engineering of the site proved especially challenging due to the steep grades, deep valleys. A concentrated effort was made to keep the site looking natural and vegetated after construction.

The development also included extensive coordination with the surrounding community and Valley County to ensure the new development pleased the surrounding residents and provided necessary infrastructure to the neighborhood. Landscape and trail plans were also provided for the site, which included community gathering areas, greenways, tree placement, and concentration on providing natural vegetation to the site which would blend in with the mountainside.

Legacy Farms is a unique development set in the historic farmland of the northeast bench of Spanish Fork, Utah.  The design incorporates approximately 750 units and is designed with traditional neighborhood principles, walkable streets, varied architecture, and integrated parks and common open space. 

Legacy Farms offers a wide variety of residential unit types, from townhomes to large estate homes with pristine view of the Wasatch Mountains and Utah County.  This atmosphere will help to create a true sense of community. 

The integrated park and trail system of Legacy Farms are highlighted by playgrounds, sports fields, pristine wetland area with boardwalk and a series of trails.  As a pedestrian friendly environment, Legacy Farms will enable residents to walk or bike on a trail system or play with their children at the neighborhood field without ever getting into a car.

Ivory Ridge is a master planned community that offers a range of residential units for all states of life.  Surrounded by the stunning Lone Peak mountain range, yet close to freeway access, this Lehi location provides quick access to recreational sites all across the Wasatch Front.  The community is tied together with trails and open space culminating with a state of the art swim and tennis club.  With 18 acres mixed-use area included in the project, the community provides a place for families to live, play and work together in a setting that is close to neighborhood services and recreational activities.

LEI worked with the developer, Lehi City, and other consultants to create this community and helped create a balance between the needs of the client and the requirements of the Lehi City.

Located along the Wasatch Front at the foot of the Sierra Bonita Mountains, Harmony Ridge is a premier 481-acre master planned, mixed-use community.  By incorporating a unique combination of neighborhood retail, and commercial architecture, traditional neighborhood design characteristics, a larger single family estate lots, Harmony Ridge will provide a variety of residences for families and professionals, and will bring unique neighborhood shops and new business opportunities to the community. 

The physical attributes of the Harmony Ridge site provide unparalleled views of Utah County and beyond, but bring with them unique development challenges.  The land planning and engineering of the site have had to be sensitive to steep slopes, mature stands of existing vegetation, fault lines, power lines, and the contaminated soils left over from historical uses.  LEI staff has worked closely with the owner of the property, the developer, numerous environmental consultants, and Mapleton City staff and residents through the site remediation and land planning processes to ensure that the proposed development is "in harmony" with the site's unique characteristics.

Kamas Gateway Village

Kamas Gateway Village is a mixed-use development with a pedestrian oriented, historically themed retail and commercial center that reflects the historical character of Kamas.  The residential component reflects traditional neighborhood design concepts and caters to a variety of lifestyles.  An existing barn was used as inspiration for the Western theme and for use as a combined community center and town museum.

The project consisted of a 76 acre site and incorporated 68,000 sf of retail space, 44,000 sf of office space, 44,000 sf of Historic Western Village style space, 78 attached single family townhomes, 114 detached single family lots and 33 acres of active preserved open space including parks, trails, and wetlands.
