The Veltex Building

The Veltex Building: The Veltex Building is a new, 60,000 square foot, multi-use five story building located in the historic Old Boise District at 5th and Main Streets. The Building supports commercial and office spaces as well as condominium residential units. The building has received the Orchard Award from Preservation Idaho and received the “Grow Smart” award from Idaho Smart Growth recognizing the mix of uses and urban design.

The project design team, working with the owner, architect and the City of Boise, developed a conceptual and architectural plan consistent with the urban lifestyle of Old Boise. Project tasks included coordinating the project's topographic, boundary survey needs, preparation, assorted site legal descriptions, and construction staking.

Engineering design services included; site grading design, temporary erosion and sedimentation plans, drainage analysis, stormwater conveyance and stormwater mitigation facilities design, water and sewer design, and off-site roadway design.

Project design required extensive underground utilities coordination with the City of Boise Staff,the Ada County Highway District, United Water, DEQ, Idaho Power, Intermountain Gas, and other consultants.

Idaho State Department of Labor Building: The project design team provided the entitlement, permitting and civil engineering design-build services for the 17,000 square foot office building and associated parking area.

Scott Sherrow served as Project Principal/Project Engineer and Laren Bailey served as Project Planner and Entitlement Specialist. The site work associated with the flexible office space building featured sustainable design practices and flexible/modular interior space. The design team work extensively with Idaho State Department of Labor Kreizenbeck Constructors and the City of Caldwell to assure the engineering services and design met the end users needs, was constructible within budget and was approved promptly.

Project tasks included assisting in the pre-planning process and coordinating with the City of Caldwell to develop a conceptual plan that was consistent with development objectives.

The engineering tasks included road and driveway grading, parking lot lay-out, utility infrastructure design, erosion control analysis and design, drainage analysis, and a complete hydrologic report for the site.

The project’s goal was to achieve a site and building design compatible with the LEEDS USGBC guidelines for sustainable building features and practices. The site development team incorporated sustainable design features into its civil site design to asset in this objective, such as on-site stormwater infiltration and an in depth pollution prevention plan.

Sky Ranch Business Center

The Sky Ranch Business Center is the culmination of many years of assembling land parcels, master planning, mapping, zoning and preparing for the products that are now being offered. The Developer’s singular vision is to create a high quality, low cost alternative to existing business parks in the central and eastern Treasure Valley Areas. Sky Ranch is the first major development of its kind in Canyon County.

Sky Ranch Business Center consists of approximately 350 acres of Commercial, Industrial, and Municipal development. This project includes a 65 acre City park, over 80 acres of industrial development, and a projected 1 million square feet of commercial and retail development. In addition, items of interest included the coordination of a regional traffic plan for the project area that required input and coordination with several agencies including the City of Caldwell, Idaho Transportation Department, the Caldwell Airport and various land owners.

After the successful completion of the final plat our staff has been on the design team for several projects within Sky Ranch Business Center including:

Unigard Business Park, Phase III

Unigard Business Park, Phase III: Scott Sherrow PE served as project manager/lead engineer for the expansion of this 47-acre business park. Project tasks included assisting in the pre-planning exercise and Public Hearing Process to develop a conceptual plan consistent with client needs, which could be supported by the local residential communities and the City of Bellevue's Department of Land Use.

Project surveying tasks included the coordination of the project's topographic and boundary survey needs, preparation of the lot segregation documents, site condominium documents, assorted site legal descriptions, and construction staking.

On-site work included design of grading, storm drainage conveyance system, water and sanitary sewer systems, geometric layout/parking lot, design coordination, and construction support services. Work also included renovating the site's storm detention facilities to serve existing buildings on-site, and expanding the facilities to serve the new 5 multi story building complex and the underground parking garage.

Off-site work involved reconstruction of the frontage arterial including sanitary sewer and water main improvements.

Project services included construction support, surveying, land segregation, construction staking, and on and off-site civil design. All permit applications were prepared and tracked on the owner’s behalf, including state/governmental permits.

Scott Sherrow served as Project Principal/Project Engineer and Laren Bailey served as Project Planner and Entitlement Specialist for the site work associated with the 16,000 square foot flexible office space building that features sustainable design practices, flexible/modular interior space.

Work included site grading design, temporary erosion and sedimentation plans, drainage analysis, conveyance design, water and sewer design, on-site roadway design, as well as project topographic and control surveying. Extensive coordination was required with the City of Meridian Public Work Department to develop sanitary sewer route to serve the project that complemented the city’s future plans to serve other proprieties in the area.

The project’s goal was to achieve a LEED Gold certification from the USGBC for sustainable building features and practices. The site development team incorporated sustainable design features into its civil site design to asset in this objective, such as on-site stormwater infiltration and an in depth pollution pre-vention plan. VengaWorks project also participated in the Idaho Power Building Efficiency Program.

Mountain View Medical

The Mountain View Medical Center is a new 51,000 square foot building constructed adjacent to the existing Mountain View Hospital in Payson, Utah.  A total of 255 additional parking stalls with driveway areas were also added to the site.  This complex project included the demolition and re-routing of the existing parking, drive areas, and multiple existing utilities.  Specific and detailed planning was involved during the design and construction of the project in order to allow the existing hospital to operate uninterrupted while construction took place over portions of the site.

LEI worked with the developer, other consultants and Payson City to construct this new facility and helped create a balance between the needs of the client and the requirements of Payson City.

Walgreens


Payson, Utah

Located at the intersection of two state highways and surrounded by existing commercial and residential development, Walgreens was a unique project which required demolition of existing buildings, relocation of multiple major utilities, and the integration of grading between the adjacent properties which met by UDOT and Payson City Standards. 

The site required innovative engineering and design in order to provide the required landscape area, parking stalls and floor space within the 1.10 acre lot.  An underground Stormtech system was utilized to detain storm water with no other space available for detention on site.  Coordination between multiple utility companies was required to relocate each individual utility transversing the site.  The frontage at the intersection of the two state highways was improved to the standards of UDOT.  In addition, LEI was responsible for all site surveys (ALTA and Subdivision) as well construction staking of all utilities and grading.

Murnin-Kilgore Property

Through a consent decree negotiated with Summit County, the Murnin-Kilgore property zoning was changed to a Commercial Infill zone with a specific designation of Neighborhood Commercial.  The consent decree also established a base density of 74,000 gross square feet of space.  The proposed mixed-use site plan will effectively combine office, restaurant, and retail space consistent with surrounding uses.

The site planning responds to the surrounding context and existing site conditions by proposing regionally appropriate architectural character, providing a large amount of natural open space, and preserving natural vegetation and wetlands.  To reduce the amount of impervious surface required for parking and to meet minimum parking requirements, underground parking will be provided within the building located at the highest elevation of the site.  The additional buildings have been located to maximize frontage along Highway 224, to provide visual and pedestrian connections within the site, and to help screen the parking areas.
