Gowen Warehouse

The Gowen warehouse project is a 165,000 SF of warehouse space on 12 acres of land located along Gowen Road east of the City of Boise Regional Airport. The project site is located in an area of Boise with significant basalt lacated near the ground surface.

The project design team, working with the owner and the site's contractors, sited the building and developed a grading plan to minimize the impacts of the underlying rock formations and reduced overall construction costs.

The completion of the construction documents for the project included; site grading design, temporary erosion and sedimentation plans, drainage analysis, stormwater conveyance design, water and sewer design, Sanitary sewer lift station, on-site and off-site roadway design. Project included extensive underground utilities coordination and coordination with the City of Boise Staff.

Specific project team experience includes assisting Micron with several major building expansion projects. In 2001 the 17 acre Micron Mask Building located on Technology Way and in 2007 the 12 acres Photronix Production Facility located along Federal Way. Both building are locted adjacent to the Micron's Boise Technology Campus.

Project tasks included assisting in the pre-planning exercise and coordination with the City of Boise to develop a conceptual plan that was consistent with the client's needs, which could be supported by the local community and the City of Boise. Civil design included a rock excavation plan, sanitary sewer plan and profile, grading & drainage, parking lot,  sidewalks, stormwated detention/mitigation facility, stormwater pump station, vehicle circulation, on adn off-site water, Columbia Road improvements, and a bypass channel. Coordination with ACHD, United Water, DEQ, Idaho Power, Intermountain Gas, Boise City and other consultants.

In 2001, Scott Sherrow, project engineer/project principal, coordinated the site civil design for the 17 acre Micron Mask Building located on Technology Way adjacent to Micron's Boise Technology Campus. Project tasks included assisting in the pre-planning exercise and coordination with the City of Boise to develop a conceptual plan that was consistent with the client's needs, which could be supported by the local community and the City of Boise.

Civil design included a rock excavation plan, sanitary sewer plan and profile, grading & drainage, parking lot, sidewalks, stormwater detention/mitigation facility, stormwater pump station, vehicle circulation, on and off-site water, Columbia Road improvements, and a bypass channel. Coordination with the Ada County Highway District, United Water, DEQ, Idaho Power, Intermountain Gas, Boise City and other consultants.

Project challenges included the design of two full service loading docks with a grade separation of over 14 feet in less than 100 feet of separation horizontally. The solution involved the design of a 20 foot tall retaining wall and associated truck ramps. Due to an ever fluctuating chip market it was necessary for the client to have the project completed in an extremely short time frame. Our staff was able to facilitate an accelerated plan review process at the City of Boise that saved several months in the design process, saving the Client time and money.

In 2007, Photronics and Micron partnered in the design of the 12 acre Photronics Mask Building located on Federal Way adjacent to Micron's Boise Technology Campus. Project tasks included assisting in the pre-planning exercise and coordination with the City of Boise to develop a conceptual plan that was consistent with the client's needs, which could be supported by the local community and the City of Boise.

The Architectural design of this building was substantially similar to the Micron Mask building that was completed in 2001. Because of our staffs experience on the previous project they were selected to design the utility Infrastructure and parking facilities for the project.

Our staff was able to facilitate an accelerated plan review process at the City of Boise that saved several months in the design process, saving the Client time and money.

Safeway Distribution Center

The Safeway Distribution Center: Specific project team experience includes assisting Safeway Inc. with site selection and design for its regional distribution center in Auburn, Washington. Scott Sherrow PE served as project principal and project manager in the site selection and site feasibility to locate and evaluate locations for the new regional Safeway Distribution Facility in Washington State.

After a site was selected the team performed a site feasibility analysis and had a lead role in the project entitlements for the redevelopment of this former Boeing facility. The project team provided the City of Auburn the necessary site and environmental and site information that allowed the City of make an informed decision on the project. This enabled the client to avoid the lengthy process of preparing an Environmental Impact Study. This saved Safeway significant time and money.

The Facility, 116 acres in size, included a 538,000 square feet dry goods warehouse and a 515,000 square foot refrigerated warehouse, a recycling center, trucking department, dispatch office, fuel station, truck repair shop and an administration center, 50 acres of concrete pavement, and a 300,000 cubic foot storm water detention/water quality pond.

LEI, along with consultants from around the country, have been instrumental in the preparation of the Goshen Valley Specific Area Plan located in Utah County.  The area covered by this plan is approximately 65,000 acres extending 13 miles north of Elberta and 5 miles south, with an approximate width of four miles.  This area includes a large future industrial area as well as both residential and commercial development areas.  LEI has worked with Utah County's Commissioners, Planning Commission, and Staff throughout the implementation of this Specific Area Plan.  The preparation of the Planned Community Zone (P-C Zone), Community Structure Plan (CSP) and the Development Standards were also prepared in conjunction with this Area Plan.
